Building Size: 8,000-11,000 sq. foot building with adjacent playground of 5,000+ sq. feet
Parcel Size: 1¼ - 1½ acres
Lease Terms: 15 years minimum
Population: 3 mile radius: 30,000+ / 5 mile radius: 75,000+
Children under 4 years old: 3 mile radius: 2,800+ / 5 mile radius: 5,000+
Average Household Incomes: $85,000 - $120,000
Traffic: High traffic counts preferable
Signage: Sign with high visibility
Parking: 40 parking spaces with 8-10 spaces in front of door
